Most folks agree that indeed is a great time to buy the house of your dreams. Not only can you select your preferred location, but in many instances you can get the terms you want! Prices have dropped considerably in most areas, and Sellers are anxious to negotiate and help you cover your closing costs! Combine this with the historically low interest rates of today's market, and you have a win, win scenario! Check out June '09 sales, up 11%, WOW, they continue to go up, which simply means that the market is heading in the right direction, and this could only mean higher prices in the near future! So, why not do it when you can actually afford to do it? Just consider how many years of hard work it will take you to save to cover closing costs alone!
As an added incentive, the federal government has now extended the first time buyers $8,000 federal tax credit until April 1, 2010. But don't wait too long, rates could be higher next year. Beyond the extension, the tax credit program also expanded an additional credit to repeat home buyers. For homes purchased after Nov. 6, home buyers are eligible for a tax credit of 10 percent of the sale price -- up to $6,500 for the purchase of a house. But the program is not without stipulations. First, repeat buyers must have lived in their current home for at least five consecutive years of the last eight and the new home cannot be more than $800,000. The new home sale must occur by June 30, 2010, but a binding sales contract must be in force by April 30, 2010. The buyer must also make $125,000 or less and a married couple cannot make more than $225,000.

Your first step should be to select your new lender. With the ever changing mortgage industry, it would be a very good idea to carefully select your new "loan officer". You would probably want someone with extensive experience, and who has up to date information on new lending guidelines! Your second step would be to contact the real estate agent of your choice!
